TPO Flat Roof Coating Restoration Done Right
Flat roofs are tough to maintain. They take on standing water, UV exposure, and years of weather - and a TPO membrane that looks fine from the ground can be a very different story up close. Here's what we were working with on this one: a heavily soiled membrane with dark staining across the surface, compromised seams, and areas that had clearly seen better days.
The first step was a thorough cleaning. You can't put a quality coating over a dirty surface and expect it to hold - that's just not how it works. Once the membrane was clean, we went seam by seam, brushing in urethane sealant to lock everything down. Every penetration, every overlap, every detail that water could find its way through. That mid-process stage with all the urethane work visible across the surface tells the story - this isn't a spray-it-and-leave situation. It's methodical.
After the urethane detail work was done and cured, we applied a silicone coating over the full surface. Silicone is our go-to for flat roof restoration because it handles ponding water better than most other coating types. It stays flexible, it doesn't chalk out over time, and it bonds well to TPO when the surface is properly prepped. The difference between a rushed coating job and a well-prepped one shows up a few years down the road - or sooner if the weather tests it.
What you end up with is a roof that's genuinely protected again. The surface is sealed tight, the seams are reinforced, and the coating gives the membrane a real layer of defense against whatever comes next. For a TPO flat roof that's showing its age, this kind of restoration is usually a much smarter call than a full replacement - and the finished result speaks for itself.
If your flat roof is starting to show wear - whether it's soft spots, staining, lifting seams, or just a membrane that looks tired - that's worth paying attention to sooner rather than later. The earlier you address it, the more options you have. Catching it at the coating stage is a whole lot better than catching it at the replacement stage.
